Flat & Low-Slope Roofing: what to know in California

Almost every Southern California home has some low-slope roofing, even if the main roof is tile or shingle: a patio cover, a rear addition, a garage, a mid-century flat section, or the deck over a room below. Low-slope roofing follows entirely different rules from steep-slope, and it is where most of the leaks in mixed-roof houses actually originate.

Water does not run off: it has to be led off

On a steep roof, gravity does the work and the covering only has to shed. On a low slope, water sits. That means the drainage design, slope to drain, scupper size, overflow provision, cricket behind any curb, is not a detail, it is the system. Ponding water that persists more than 48 hours after rain is the single most reliable predictor of a low-slope roof failing early, and it is usually a drainage problem, not a membrane problem.

The main systems

• Modified bitumen (mod-bit). Torch-, cold- or self-adhered asphalt sheets. Robust, repairable, familiar to every California roofer. Torch application near combustible framing carries real fire risk and is restricted in some jurisdictions.
• Single-ply (TPO, PVC). Heat-welded thermoplastic sheets, usually light-coloured, which makes Title 24 cool-roof compliance straightforward. Seam quality is everything.
• Built-up roofing (BUR). The traditional multi-ply gravel roof. Heavy, durable, still common on older homes and awkward to repair well.
• Silicone and acrylic coatings. A restoration option over a sound existing roof, not a fix for a wet or failed one. Excellent reflectance; requires a properly prepared substrate and a realistic assessment of what is underneath.
• Spray polyurethane foam (SPF). Seamless, insulating, self-flashing around penetrations, common on desert-modern homes. It lives or dies by recoating on schedule.

Two questions worth asking

First: is the substrate dry? Installing any new system over wet insulation or saturated deck guarantees a short life, and infrared or moisture-meter survey is cheap insurance on a large area. Second: what is the reflectance rating? Low-slope roofs are the easiest place in the whole house to meet, and exceed: Title 24 cool-roof requirements, and in the inland climate zones the attic temperature difference is substantial.
